Structural

Foundation and slabs will be provided based on structural design.

• ARS Fe550d brand will be used for Beams and Slabs.

• JSW HD or Ramco will be used for all civil works, Grade of concrete will be as per structural.

• Slab thickness will be 5” Inches.

• Car Parking will be raised up to 2 ft from road level 

• Building will be raised up to 3ft.

• Tie Beam will be provided at Basement level.​

Brick Work:

• AAC Blocks (Aerocon/Mepcrete) or Red Bricks

Plastering:

• 1:4 mix

Painting:

• Interior: Birla wall putty, Asian wall primer, 2 coats Tractor Shyne Emulsion

• Exterior: Texture putty, waterproof primer, 2 coats Apex Emulsion

• Stilt Car Parking – ₹1,800 per sq. ft

• 6 ft High Compound Wall – ₹1,750 per running foot

• Terrace KAG Cool Roof Tiling – ₹60 per sq. ft

• Pavement/Driveway Work – ₹70 per sq. ft

Exclusions – Not Included in the Package

These items are not covered under both Basic and Premium construction packages and may be executed at additional cost based on client preference and project requirements:

• Government approvals (building permit, EB, water connection, etc.)

• EB Main Board materials and connection fees

• Borewell drilling and water pumps/motors

• Interior design or 3D views

• Compound wall (unless separately quoted)

• Main gate installation

• False ceilings and modular wardrobes

• External elevation cladding or tiles

• Extra landscaping or garden works

• Custom security grill gates or fabrications

• Any civil works outside the approved built-up area

• Material shifting charges if site storage is not feasible

• Electrical fittings such as lights, fans, bulbs, etc.

• Water and electricity supply for construction work

• Filling of empty plots up to road level

• Demolition of any existing structures

• Pest control and mosquito mesh installation

• Lift, elevator, solar, CCTV, and home automation wiring

• Lift installation (scope excluded)

• Extra foundation charges if Soil Bearing Capacity (SBC) is below 160

• Any material or service outside the signed specification agreement
